Lately it has been highlighted that landlords a wakeup is needed to what the
real estates are or are not doing to their property. The average real estate
tries to get the most money out of the tenant or new home buyer and does nothing
really for the money.
Complete trust in a real estate can be dangerous which is why we are saying for
buyers - landlords a wakeup is needed. Landlords should have an active role in
the investment they hold or it may become a nightmare for them. As good tenants
can turn bad because of mal treatment by the many ignorant real estates out
there, they give up and just don't care.
We recommend that landlords be made to visit the property annually. This is to
ensure the agent is being fair to all parties to avoid the following. In many
cases the landlords do not find out they have been paying for repairs or
replacement of old items only to find when they go to move back in this has not
happened.
Word on the street is with the new laws looming over water and tenants being
forced to pay, the landlords are in for a real battle as tenants plan to take
action to recover damages. Some tenants are sick of the real estates wasting so
much water they have had to stop usual hygiene activities to help avoid being
charged for excess water. Many agents know of the problems and are just using
band aids to do temp fixes to save more money of the hundreds of thousands of
dollars pumped banks each week.
These damages could run into thousands of dollars as one recent landlord found a
bill from the council after the GCC council and the agent ignored all the signs
of a major water leak for 5 weeks. This leak was visible EASILY from the road as
it ran across the footpath and down the road. The ridiculous thing about it is a
Gold coast city council worker lives down the road and every day drove past this
wet slippery mess twice and over the time at least 100 times after it was
reported to another council worker by us. In this case we feel the council
should cop to the fine and pay back this water the council ignored not the
landlord.
With relation to the council taking money if memory serves me correctly they get
$84 a year to inspect rental properties. Many tenants are protecting the agent
or landlords in these inspections in fear of being evicted or the rent being
hiked. However that being said the council have only done 1 inspection in a
property we live in, in 15 years that equals 12 years, times $84 equals $1008
or roughly $101 million dollars for 100,000 homes inspections over this period
which the council got for nothing. It seems the council could raise the dam with
this money Gold coasters should be wondering where it went.
YES we are GOOD tenants, we stay an average of 4 to 6 years in a property and
spend around $10,000 in labour and money to improve it or bring it up to
live-able condition usually without gratitude from anyone. However 1 nice
landlord was so happy with us they gave us a holiday to Noosa as a thankyou gift
and 2 weeks free rent a year for Christmas.
As you can see by the below letter which has had the names removed to protect
the innocent, this sort of thing has been going on for a long time. Someone has
to help the tenants who now face being forced out by greedy landlords and
agents.

In a breaking news story today one of the Gold Coasts commercial real estate
agencies is set to face major losses due to it's blatant ignorance of the
laws and it's Tenants Landlords & Owners. The Agency has blatantly
ignored the need of it's rental properties and landlords and tenants for
a long time now and has pushed the issue to far as the public strike back with
demands of refunds this week of in excess of $13,000.00.
This is due to the agency not looking after properties and the tenants & owners
alike they have neglected many properties to the point of them becoming a fire
hazard & the owners and tenants now face large hike in rent or the real estate
face the prospect of refunding the misappropriated funds.
One property has an earth leakage problem causing shorts in equipment and shocks
in the shower and taps, and faulty power points, which could lead to fire, death
or electrocution also damaged stove top panels & leaking toilets, hot water
system and water backflow devices, this is all in the worst drought on record
this shows the agency has very little regard for the people it is supposed to
represent.
Real estate agents are good for making verbal agreements and this is how this
has come about in one place they rent. They even think they are above the laws
of the taxation department defying them to the point of failing to supply tax
invoices to most of their clients, as they are being paid and not giving a
receipt like a normal business.
We the tenants want a fair go we have spent many thousands of $$$$ on rental
properties doing them up only to have them sold from under us as they have not
been up to scratch prior to us doing so we are sick of it. The agents have a
black list for tenants that are bad or even the good ones end up there as an
accident what about a list for Bad agencies & landlords.
